You will have an in-person informal meeting with Scott to discuss your needs and desires for your individual project. In this meeting, you can provide your wish list or if you have your own plans these can be looked over in consultation with Scott. From this point we can help you to organise your plans either with our design specialist or we can put you in touch with one of our recommended building designers.
Upon receiving plans we will provide you with an estimate range which will allow you to make the decision as to which way you would like to proceed.
If you would like to proceed to a full formal proposal we will require plans, engineering, soil report and energy report. We will ask you to sign a preliminary agreement, this is NOT a building contract. The cost of the preliminary agreement can vary as it will be to cover any of the documents not currently provided.
We will provide you with a selection guide during this time which covers all the selections for your project. We will also provide you with our trusted suppliers' details where all these selections can be made. We can arrange a selection consultant to assist you with these selections for a small fee. The more care and accuracy used when making these selections enables us to provide you with a fixed price contract with no variations.
Scott will attend your site to assess the conditions and ensure that all factors are considered before submitting our formal proposal.
Once we have all the required information we can then send it it off to our external suppliers and contractors to obtain accurate quotes on the elements that will go into your home. Ensuring that our suppliers have accurate information means that there are no omissions or mistakes with the pricing as our suppliers quote on the specific information related to your home.
At a meeting with Scott we will go through your formal building proposal. This is a comprehensive document that covers all the elements for your build including your selections. If you are happy with our proposal, we can then proceed straight to contracts. If there are elements that you would like to change from your proposal ie to reduce costs, we can then revise your proposal with any additional information that we receive. We will then issue you with a revised proposal. If you accept the revised proposal, we can then proceed to contracts.
Remember at Jetsonian we strive to make our clients' dreams come true so if after the revised proposal we are still not within your budget, we will continue to work with you to achieve a budget that will suit your needs.
Upon acceptance of our proposal we will discuss with our trusted suppliers and ensure that all schedules align for your project to be completed in an efficient period before providing you with an anticipated start date.
Once you have accepted our proposal, we will prepare the building contract which will include all documentation for your build. We use Master Builders Victoria contracts which have been carefully formulated and written in plain English that is easy for you to understand. They are designed to protect both the client and the builder. You will be sent a draft contract as well as the Domestic Building Consumer Guide, for you to read through in your own time. Once you are ready, we will then arrange a time to sign contracts with Scott. Once contracts are signed, we will purchase Homeowners Warranty Insurance on your behalf. This is your protection during the build. Once that is obtained, we will apply for a building permit and invoice you for the deposit.
Exciting times ahead. During construction, we will provide you with regular updates with photos and details about what is happening on site. You can arrange to have site visits with Scott at any stage if you would like a more “hands-on” update as to what is happening and to get a real feel for your new home.
Scott carries out an in-depth defect inspection and ensures all elements meet our exacting standards. You will have an opportunity to look through before completion also. Prior to handover your home will receive a professional builders’ clean to provide the sparkling finish that we deliver on all of our new homes. On handover day you will be given the keys as well as a welcome pack detailing how to maintain your home for the future as well as details of all major trades and compliance certificates.
After you have been enjoying your home for 3 months, we will provide you with an opportunity to list any issues or defects that you may have discovered. At this point, our maintenance team will come a rectify any issues and carry out a general checkup of the build before letting you get back to enjoying your new home.
